San Carlos sits in the municipality of Guaymas, Sonora, on the Sea of Cortez. It is about 130 km from Hermosillo (1 hour 45 minutes by road) and 20 minutes from Guaymas international airport. From Arizona, the Nogales crossing is a little over five hours away — which is why a sizeable American and Canadian community winters here.
Sector Bahía holds the beachfront and the condo towers. Marina Real is the nautical district, with private docks. Caracol Turístico offers hillside lots with panoramic views and architect-led homes. Country Club and Ranchitos are larger inland parcels. On the Guaymas side, Bacochibampo and Miramar are noticeably more accessible while keeping water access.
San Carlos falls inside the coastal restricted zone, so a foreign buyer purchases through a bank trust (fideicomiso) — or via a Mexican corporation, depending on the case. It is a standard, well-understood process here, but budget for the setup cost and the annual trust fee. Sport fishing, diving, kayaking and sailing year-round. Cerro Tetakawi dominates the skyline and is the classic local hike. There is a marina, a golf course, schools, clinics and a supermarket; for bigger errands and hospitals, Guaymas is 20 minutes away and Hermosillo under two hours. Summer is intense — June through September regularly clears 38 °C.
